The house rules below apply only to Villa Zora House, rules for other properties will be determined at a later date.

Dear Guests,

To ensure a pleasant stay and avoid any misunderstandings, we kindly ask you to familiarize yourself with the house rules.

By confirming your reservation, it is understood that you are aware of and agree to these rules and that you will fully comply with them.

Failure to adhere to the house rules may result in the cancellation of your reservation and full payment of the stay, regardless of an early forced departure. Compliance with the house rules is expected from every guest.

Costs Before Stay

The cost of renting the accommodation must be paid before arrival via bank transfer or personally to the host upon arrival. Payment is made in euros according to the current and certified price list for the current year, which is displayed in the accommodation unit.

Maintenance of Cleanliness and Hygiene

The price includes towels, bed linen, kitchen towels, toilet paper, hygiene supplies, and cleaning and dishwashing products. Bed linen is changed with each guest turnover, and for guests staying multiple days, fresh bed linen is provided upon request for self-replacement or for a fee through a cleaning agency. Each guest has one large and one small towel at their disposal, located in their room.

Used towels should be placed in a designated basket for the host to collect for washing. During your stay, you are responsible for maintaining cleanliness and disposing of household waste in the designated bin outside the holiday house. A waste bin is also available in the kitchen. The host is not obliged to clean or tidy the accommodation unless requested as an additional service.

Guests are kindly asked to respect the environment, take care of the rented accommodation, and treat the furniture and equipment inside and outside the house with care. Littering and disposing of cigarette butts in the yard and surrounding areas is strictly prohibited.

Host Entry into the House

The host has no right to enter the rented holiday house without prior notice and permission from the guest, nor to handle or use the guest’s personal belongings. The host may enter the property without the guest's presence only in cases where there is a justified suspicion that the property or the guest’s belongings are at risk or when there is a serious violation of the house rules. The host must inform the guests of their entry at the first available opportunity. If there is reasonable suspicion of damage or rule violations, guests must allow the host to inspect the property.

Information and Assistance

The host is available to assist and provide any necessary information during your stay. However, the host is not responsible for organizing leisure activities or entertainment for guests.

Guest Belongings

Guests are urged to take care of their belongings and valuables left in the accommodation unit, as the host is not responsible for any loss. The host will take all reasonable measures to ensure the security of the guest’s belongings and warn them of potential risks. Guests are also advised not to leave valuables in their cars.

House Security

It is prohibited to bring weapons, flammable or explosive substances, and substances with strong or unpleasant odors into the house. Additionally, guests may not bring electrical appliances without prior approval from the host. The electricity usage included in the accommodation price does not cover unusual additional appliances, and any found appliances will incur additional electricity charges based on consumption, regardless of whether they were used. This rule does not apply to personal care electrical appliances (shavers, hairdryers).

Before leaving the house, please turn off electrical appliances (except one light if necessary), close the water taps, shut the windows, and lock the doors. The courtyard and surroundings of “Villa Zora” are under video surveillance for guest safety and property protection.

Quiet Hours

Loud noise and disturbances on the terrace, courtyard, and garden are not allowed between 23:00 and 07:00. Failure to comply may result in the host terminating your stay at your expense. Guests are also asked to supervise children during play, especially to avoid slamming doors and creating drafts. Small children should not be left unattended.

Music

Live music is permitted only with the host’s consent.

Unregistered Guests

Visitors who are not registered guests are not allowed to enter, stay overnight, or use the property’s facilities without prior permission from the host. If unregistered persons are found on the premises, the host has the right to cancel the reservation for all guests.

Compensation for Damages

A guest who intentionally or accidentally causes damage to the property must compensate the host for the full amount of the damage. Moving furniture and appliances without permission is not allowed. On the day of departure, the guest must invite the host to inspect the premises to confirm that no damage has occurred. Any damage must be paid for immediately. If unreported damage is discovered after departure, the cost will be pursued through legal action.

Equipment Malfunctions

In case of any equipment or appliance malfunction, please notify the host immediately, who will arrange for repairs as soon as possible.

Furniture and Equipment

It is not allowed to move furniture within the unit or take any inventory (towels, sheets, blankets, etc.), tables, or chairs from the kitchen/living room to the terrace or garden. Guests are also advised not to expose these items to sun or rain.

Check-in and Check-out

The accommodation unit is available from 16:00 on the day of arrival and until 11:00 on the day of departure.

Please vacate the accommodation by 11:00 on departure day to allow for cleaning and preparation for incoming guests. Staying beyond 11:00 will incur an additional 50% of the daily rate without the possibility of extended stay. The keys must be returned upon departure. Early check-in or late check-out is subject to the host’s approval.

Failure to Comply with House Rules

Guests who do not comply with house rules or disturb the peace will have their stay terminated without a refund.

Smoking

Smoking is NOT allowed inside the house. Candles may be lit, but extreme caution is required. Smokers are advised to use the designated outdoor area with ashtrays and dispose of cigarette butts properly.

Fire Regulations

Fires are only allowed in designated areas, such as the indoor fireplace and the outdoor barbecue. Please exercise caution when using these facilities and ensure fires are completely extinguished before leaving them unattended.

Cancellation by Host

If the host cancels the reservation due to rule violations, the full stay amount will be charged, regardless of early departure.

Early Departure by Guest

If you decide to leave before the agreed departure date, you are still required to pay for the entire reserved period.

Payment Terms

The full accommodation price must be paid before use, according to the publicly displayed and valid price list. The price includes accommodation, water and electricity supply, linen changes, heating, parking, and designated storage space for bicycles, strollers, etc. The host will issue an invoice as required by law.

House Rules and Disputes

By staying at the accommodation, it is understood that guests accept these house rules. Any disputes will be resolved amicably, but if necessary, the competent court is the Municipal Court in Rijeka.
